St. Louis Region Expands Rail-Served Industrial Pipeline by 160 Acres

The St. Louis region is positioning itself for anticipated freight growth by adding four contiguous parcels totaling more than 160 acres to its inventory of rail-served industrial sites. The parcels, located in the Metro East area near Sauget Business Park, offer direct rail access through Canadian Pacific Kansas City and connections to six Class I railroads. The largest parcel, Upper Cahokia Road, comprises 103 acres northeast of the business park. Two additional parcels within Sauget Business Park total 44 acres and sit adjacent to operations by Amazon, Stellar Manufacturing, and Sensient. A fourth parcel at 1635-1643 Sauget Business Park contains 12 acres. The sites feature heavy industrial zoning and proximity to Interstate 255, Illinois Route 3, and major interstates serving the region. The Federal Highway Administration estimates freight industry growth of 30 percent over the next two decades. Regional officials are prioritizing rail-accessible development to capitalize on this expanding logistics demand.
