Americold Realty Trust raised its full-year earnings forecast Thursday following stronger third-quarter operational performance. The Atlanta-based temperature-controlled logistics company reported net income of $683.38 per diluted share for the quarter ended Sept. 30, though results were primarily driven by a $714.1 million after-tax gain from its joint venture with EQT involving real estate assets. Adjusted funds from operations per diluted share remained flat at 35 cents compared to the year-ago period. Same-store revenue in the global warehouse segment climbed 5 percent, while same-store net operating income rose 6 percent. The company's core EBITDA margin expanded to 23 percent from 22 percent. Americold increased its 2026 AFFO guidance to $1.33 per share, marking the second consecutive outlook boost. Chief Executive Rob Chambers attributed operational gains to improved occupancy, higher throughput volumes and pricing strength, alongside reduced administrative expenses.
